If you are in the market for a new home, you have probably already taken many steps towards that goal. Buying a home is exciting and expensive. It is hard at times to simply back off on something that you have fallen in love with long enough to see the house for what it really is.
Usually a real estate agent will hold a formal open house that will allow you to walk the property and ask any questions you might have before inquiring about purchasing the house or making an offer on the house. Here are a few things to look for when utilizing an open house walk through.
- Check the floors, walls and ceilings for water damage. Water damage could mean that there are some sever plumbing issues that will need to be addressed either before or after you move in, not to mention the possible health risks that come with mold and mildew.
- Check the electrical work. You can do this by bringing a charger for your cell phone and seeing if the outlet ill charge your phone. You can also do this by simply trying all the lights in the house. If there are any uncovered wires, this could be a fire hazard and will have to be repaired before you move in.
- How interested others are in the house can give you an idea of what kind of competition you are up against.
If after the walk through you get the warm fuzzy’s about the house, you can make an offer, but remember the competition. If you noticed more than a person or two who seemed just as interested as you were, you will need to provide a competitive offer in order to get the deal you are looking for.
